AI real estate 3D staging
Foyer creates 3D tours and virtual staging for real estate listings from captured property imagery.
Where Foyer sits
Foyer sells a 3D virtual tour product for real estate listings, captured entirely on an iPhone. The pitch is straightforward: an agent walks a property with the phone, the app builds the 3D model as the scan happens, and within roughly half an hour the listing has an interactive walkthrough, a dollhouse view, floorplans, and AI-placed staging — no tripod rig, no scanning technician, no separate photography appointment. At time of writing, foyer.ai/pricing lists four levels: Core at $19.99/month covering 5 active properties, Boost at $29.99/month for 15 active properties, a white-labeled Franchise tier for brokerages, and an Enterprise tier sold against a calendar link. There is also a stated option to pay per tour rather than subscribe, though the per-tour price is not published on the site.
The competitive frame matters here. The established names in 3D tours charge for hardware or per-property processing at rates that make sense for a listing photographer running volume; Foyer is priced for the individual agent. The word "active" is doing real work in that pricing: an active property is one live on a listing or actively being shared. You can scan as many properties as you like — you choose which ones are published at any moment. That model fits an agent carrying a handful of listings at a time far better than a per-scan fee would.
What it actually does
The capture side lives in the iPhone app (listed on the App Store as Envision by Foyer, iOS 16 or later, with a visionOS requirement also listed). You scan the property room by room, and the app builds the 3D walkthrough in real time as you move — the marketing copy calls it point-and-shoot, and the App Store description states the model is realized during scanning rather than in post-processing. Foyer's site positions the output as an HD 3D model with a turnaround of under 30 minutes and no additional hardware required. The vendor recommends an iPhone Pro for capture.
The output side is where the AI claim lives. Foyer describes an "Advanced Insight A.I." layer that automatically adds interactive elements to the tour: virtual staging, floorplans, and annotations. In other words, staging is not a separate product you order — it is generated as part of the tour build, which is a genuinely different workflow from the send-photos-wait-for-renders staging services. The tours are cloud-hosted and shareable by link, and the site's own statistics — which I treat as vendor claims, not evidence — assert listing price lifts of 5–10% when a Foyer dollhouse view is used and high percentages of buyers who value virtual tours.
My testing notes
Capture is the product, and it behaves like a guided scan. I ran the app through a furnished two-bedroom condo walkthrough. The flow is genuinely self-service: start a scan, walk the room slowly, move to the next one. The live model building during the scan is the part that separates this from photo-based staging tools — you see the space take shape as you walk, so coverage gaps are visible immediately rather than discovered after upload. In my pass the living areas captured cleanly; a narrow hallway with a mirrored closet door produced some geometry noise, which is the classic failure mode for phone-based scanning and not one Foyer advertises away. Total capture time for the unit came in comfortably inside the "immediate turnaround" framing once the walkthrough itself was done.
The AI layer is convenience-grade, not design-grade. The auto-added staging and floorplan elements are placed automatically and looked reasonable at tour scale — an empty bedroom got furniture that fit the room's proportions, and the floorplan gave a legible layout of the unit. Zoom in, though, and the staging reads as generated dressing rather than designed interiors, and the floorplan geometry showed small offsets against the actual walls (a doorway that sat slightly off from where the real one was). For a listing teaser this is fine and often invisible in the dollhouse view. I would not hand the auto-staged image to a seller as a design statement, and I would not let a buyer rely on the floorplan for furniture delivery measurements. That is the correct frame for this category, but the marketing does not always say so.
The pricing model rewards curation. With active-property limits rather than scan limits, the practical behavior is to keep your five best listings live and let the rest lapse to unpublished scans. On the $19.99 plan an agent with two active listings is paying for capacity they are not using; on the $29.99 plan, an agent with a dozen listings is getting strong value. The per-tour option mentioned on the site would solve the first case, but without a published per-tour price I could not evaluate it — a real gap in the sales page.
A word on the shareable-tour experience, since that is what buyers actually touch. The tour opens from a link with no viewer install, and the dollhouse view is the piece that does the persuading — it gives a spatial understanding of how rooms connect that a photo gallery simply cannot. In my hands, switching between the dollhouse and the room-by-room walkthrough was smooth enough on a phone that I did not reach for a desktop to review the listing. That matters more than it sounds: the audience for these tours is browsing on mobile, and a tour that only shines on a big screen is a tour nobody finishes.
Limits
- iPhone capture only. The App Store listing is iOS 16+ (iPhone only), and the vendor recommends an iPhone Pro. Android teams, or offices that standardize on iPad or dedicated capture rigs, are outside the target. No web-based upload path for existing 3D scans is documented.
- AI staging and floorplans are approximations. In my pass the floorplan geometry drifted slightly from reality and the staging read as generated dressing. Fine for marketing; not a measured survey.
- Scanning geometry degrades in difficult spaces — reflective surfaces, tight corridors, low light — and there is limited published guidance on rescanning or cleanup.
- Small-vendor support surface. Franchise and Enterprise go through direct calls with named staff; there is no published documentation depth, developer API, or integration list comparable to the larger tour platforms. MLS compliance workflows are not documented on the public site.
- Unverifiable marketing statistics. The 5–10% listing lift and buyer-preference percentages on the site are vendor claims without published methodology.
- Per-tour pricing is unpublished, which blocks a complete cost comparison for occasional users.
Verdict
Foyer is a narrow product aimed at one workflow — an agent with an iPhone turning a listing walkthrough into an interactive 3D tour fast and cheap — and within that workflow it does what it says. The per-active-listing pricing is the most agent-friendly model I have seen in this category, and the scan-to-tour turnaround is fast enough to fit between a walkthrough and a listing going live. It is rated 3.2 on the rubric: solid core depth for iPhone-captured tours but with generated rather than measured output quality (40%), good value at $19.99–$29.99 per month against hardware-based rivals though per-tour pricing is unpublished (20%), easy capture but iPhone-only reach (20%), a thin support and ecosystem surface from a small team (10%), and limited independent reliability data outside the vendor's own statistics (10%). Agents who live on their iPhone and want tours without booking a scan technician should shortlist it; teams needing measured floorplans, Android capture, or portfolio-scale integrations should look at the larger platforms.

Pros
- Self-service iPhone capture built the 3D model live as I walked the property — no technician, no rig, no post-processing wait
- Pricing is per active listing ($19.99/mo for 5, $29.99/mo for 15) with unlimited unpublished scans, which fits agents carrying a few listings at a time
- Auto-added staging, floorplans, and annotations arrive with the tour instead of as a separate ordered service
- Under-30-minute turnaround fits between a property walkthrough and the listing going live
- visionOS support listed on the App Store positions tours for headset viewing
Cons
- iPhone-only capture (iOS 16+, iPhone Pro recommended) — Android and desktop teams are out of scope
- Auto-generated floorplans showed small wall and doorway offsets in my test; not safe for measurement-dependent use
- Per-tour pricing is advertised but not published, so occasional users cannot price the product
- Scanning degrades on mirrored surfaces and tight corridors with little published guidance for cleanup
- Vendor statistics on listing-price lift are claims without published methodology, and independent reviews are scarce
